Noida's residential market splits into three personalities. The mid-Noida sectors (50, 51, 92, 100) carry mature high-rise societies with 1,400–2,200 sq. ft. units and a settled, family-driven buyer base. The Expressway corridor (Sectors 128, 137, 150, 168) is newer, taller, with 1,800–3,500 sq. ft. apartments and a younger, more design-curious owner profile. What is consistent across all three: society management is stricter than anywhere in Delhi. Most Noida societies require a 30-day-notice work permit, refundable deposit, mandatory lift padding, daily attendance registers for workers, and a 9 am–6 pm working window with weekend silence.
